What’s Included in a Boiler Service?
An annual boiler service involves a thorough inspection by a qualified engineer to ensure your boiler is safe, efficient, and operating correctly. The service includes essential efficiency tests such as a gas rate check, flue gas analysis, and a boiler tightness test. Safety checks will also be conducted, including combustion analysis, case seal integrity, boiler stability, and inspection of air vents, flues, and chimneys.
In addition, the engineer will check system pressure at various points to confirm the boiler is running within the correct parameters and highlight any issues that may require attention or repair.

Do You Legally Need a Gas Safety Certificate?
Homeowners
While homeowners in the UK are not legally required to obtain a Gas Safety Certificate, it is strongly recommended to have all gas appliances professionally inspected and serviced at least once a year. Regular maintenance ensures your boiler and other gas systems are running safely and efficiently—protecting both your home and your family.
Landlords
If you’re a landlord, obtaining a Gas Safety Certificate is a legal requirement. Under the Gas Safety (Installation and Use) Regulations 1998, all rental properties must undergo an annual gas safety inspection by a Gas Safe registered engineer. This applies to all gas appliances, pipework, and flues within the property. A valid CP12 certificate must be issued and a copy provided to your tenants.

If any appliance fails the inspection, your Gas Safety Record will clearly state the results. Appliances deemed “Not Safe to Use” will be flagged under one of the following categories:
At Risk (AR): One or more faults pose a potential danger to life or property. With your permission, the engineer will turn off the installation and advise it remains unused until repaired.
Immediate Danger (ID): The appliance is an immediate threat to life or property. With your consent, the engineer will disconnect it. If you refuse, they must notify the Gas Emergency Service Provider (ESP), who has legal authority to disconnect the supply for safety reasons.
Using an appliance marked Immediate Danger before repair can put lives at serious risk.
Non-compliance with the Gas Safety (Installation and Use) Regulations 1998 carries serious risks due to the dangers of gas leaks or carbon monoxide exposure. Landlords are legally required to ensure their tenants’ safety by conducting an annual gas safety check and providing a valid CP12 certificate.
Failing to meet these obligations can lead to heavy penalties, including fines up to £6,000 per offence, imprisonment for up to six months, or both. Additionally, insurance policies may be invalidated if you don’t comply. In tragic cases involving loss of life, those responsible may face manslaughter charges.
When you hire a Gas Safe Registered Engineer, they thoroughly inspect all gas appliances to ensure they’re safe and free from risks like gas or carbon monoxide leaks. The process includes:
Visual Inspection: Checking for obvious faults or damage.
Chimneys and Flues: Using smoke pellets to detect blockages—any smoke that doesn’t exit properly signals a problem.
Gas Connections: Ensuring the gas supply is safe, secure, and compliant with regulations.
Ventilation: Confirming adequate oxygen supply for safe gas combustion.
Appliance Testing: Recording manufacturer details and testing each appliance to ensure correct operation and safe gas burning according to instructions.
After completing the inspection, the Gas Safe registered engineer will issue your Gas Safety Certificate (CP12). This certificate is provided digitally—either emailed to you or available for download from your online account.
The CP12 certificate includes essential details such as:
Description and location of each inspected appliance or flue
Name, registration number, and signature of the engineer
Date of inspection
Property address and landlord’s or agent’s contact information
Any safety defects identified and remedial actions taken
Results of all operational safety checks performed on the appliances
When booking a Gas Safety Certificate, you’ll need to specify how many appliances require inspection. This includes all fuel-burning gas appliances like gas or LPG boilers, gas hobs or cookers, and gas fires. For example, if your property has both a gas boiler and a gas hob, both will need to be inspected separately.
The cost of a gas safety check and certificate varies depending on the Gas Safe engineer and the number of appliances to be inspected. Typically, prices range from £90 to over £150 plus VAT. For a single appliance, like a gas boiler, you might pay around £60, with additional appliances such as gas fires or hobs increasing the cost.
